Participants learn a structured top-down approach to visits, along with the essential practice of disarming and re-arming security systems. The course covers the major interior systems of a home: assessing windows and doors, navigating attic and crawlspace access limitations, and understanding ventilation and insulation. Participants learn to identify plumbing issues, signs of leaks and pest activity in kitchens and bathrooms, observable electrical hazards, and common HVAC and water heater problems. They also assess walls, floors, and ceilings for structural concerns and inspect fireplaces and chimneys.

This course prepares home watch professionals to conduct thorough exterior assessments and document their findings effectively. Participants learn the role of visit reports and the importance of clearly communicating the scope and limitations of home watch agreements. The course covers exterior property elements, security—identifying vulnerabilities at entry points and applying access control best practices—along with recognizing conditions that cause water intrusion, such as clogged drains, improper slope, and gutter blockages.

 

Participants are trained to detect pest activity, evaluate walkways and driveways for cracking, assess HVAC and pool components, perform ground-based roof checks, and inspect gutters, chimneys, siding, and garages.
